When It’s Time to Sell
Putting your home on the market is a process that can take months. Keep in mind that you only have one opportunity to make a first impression. It begins with photography.
Your professional photos on line will be the first impression for buyers to see your home, what I like to refer to as “Internet Appeal”. If they like what they see they will then make it to the curb and that’s when “curb appeal” comes into play. Be sure that the house is dressed and ready for photographer first. You want to be sure that the buyer can see the rooms and the room size, and not all of the stuff in it. For this reason, please consider the following:
Declutter, think about getting rid of anything you don’t need. Look at it this way…. you’re moving anyway so start now removing and decluttering. Once you declutter and remove things you need to look for obvious and visible issues that might now be seen and require repair.
Start from the outside of the house and begin to take notes look at your house with “buyer eyes” and be honest about what you see. Is there peeling paint, are the windows clean? What does the landscaping look like and do you need to replace the front walk? Fix any obvious and visible problems. Work your way inside and do the same by looking around for obvious and visible issues the give the impression that “this house needs work”. Replace some of the old light fixtures for new updated fixtures, and consider fresh paint its cheap as well as a window cleaner. What do the floors look like, does the carpet need to be replaced? Does the wood floors need freshening up?
