I remember the days when I pulled up to a property, and the buyer looked at the house; and then at me to say “we really don’t want to look at this one”. “Curb Appeal” meant everything when you drove up to a property. My oh my..how things have changed. In the old days when selling real estate the agent decided on the properties to show the buyer using the criteria the buyer gave them. The buyer never had a clue what they would see during the 2 or 3 hour appointment. One of the very many changes to the real estate industry is how buyers preview property. Today, buyers have the ability to preview on line the information and photos about the house. They pick and choose what it is they want to see. Some even drive by on their own. Seller’s beware!!!! Your on line photos exposing your home to buyers is the new “curb appeal” and what agents should know refer to as “Internet Appeal”. You have to impress on line first if you want a buyer to schedule an appointment to look further. You don’t need to replace your kitchen or bathroom, but you do need to clean and declutter, if only for the photos on line. Note: If your home is getting internet hits, but very few appointments – take a look at the photos and see if that’s the problem, take a look at the write up and see if it tells a story about that home in order to invite the buyer in.
The first 10 photos are the most important, after 10 photos buyers get bored and stop looking. Make the first 10 photos the best. “EVERY PICTURE TELLS A STORY” Don’t it – as Rod Stewart said over and over again in his hit song with the same title. Take pictures of the most appealing parts of the home. Capture a lifestyle not just an image.
